Viera is a planned community that The Viera Company, part of A. Duda & Sons, started building on former ranch land in the early 1990s. Today it stretches from Viera East across I-95 to Viera West and the newer neighborhoods south of Wickham Road. Our family-owned roofing company is in Viera’s backyard, based a short drive south in Melbourne, and we’ve worked as roofers in Viera and across Brevard County since 2004. As a licensed roofing contractor (CCC1330139) serving Viera, Florida, we handle shingle, flat and coated roofs, plus metal and tile, with in-house crews, and Ralph and William Carpenter handle every estimate themselves.
Construction in Viera East began in 1992, and the Viera East Golf Club opened in 1993, so the first homes in places like Bayhill, Heron’s Landing and the golf club neighborhoods are now more than 30 years old. Central Viera came next, with Duran, Heritage Isle and the Villages of Solerno, and communities such as Pangea Park and Del Webb at Viera are still being built south of Wickham Road. Across all of them you’ll see architectural shingles and concrete tile on hip and gable designs, some metal, and low-slope roofs over lanais and porches. Viera is inland from the Indian River, which helps a little, but open land and lakes leave plenty of room for storm gusts, and afternoon downpours will find any worn flashing or cracked tile.
Viera roofing jobs aren’t one-size-fits-all, so we’ll look over the whole roof and show you photos, then give you a straight answer on whether a roof repair will do or a full roof replacement makes more sense. Learn more about our residential roofing for homes and commercial roofing for businesses and condominiums, or book a roof inspection before storm season. Customer comments are on our testimonials page.
Viera is not a city. It’s unincorporated Brevard County, and the county’s own government complex is right here at 2725 Judge Fran Jamieson Way, where Planning and Development issues building permits. Florida generally requires a permit to replace a roof, and in Viera it’s a county permit. Most Viera homes also answer to an association. East of I-95, the Viera East Community Association’s Modification Review Committee reviews exterior changes. In Central Viera, it’s the CVCA Architectural Review Committee or a neighborhood committee, and CVCA says its review can take up to a month. Association approval doesn’t replace the county permit, so both need to be in place. We’ll plan your roof around what the committee allows and take care of the county permit.
Brevard is not a High-Velocity Hurricane Zone county, but a Viera roof must still satisfy the Florida Building Code’s wind provisions for its location, including installing the roof covering to its rated wind resistance. The age of the house matters. Homes permitted before March 1, 2002, which includes early Viera East, get the code’s reroof upgrades when the old roof comes off: roof deck fastening brought up to current requirements and a secondary water barrier over the deck. In the wind-borne debris region, homes valued at $300,000 or more may also need roof-to-wall connection improvements, limited to 15 percent of the reroof cost. For insurance, a wind mitigation inspection looks at when the roof was permitted, how the deck is attached and how the roof ties to the walls, and insurers must offer discounts for qualifying features. We’re also an approved contractor with My Safe Florida Home.
Suntree sits between Viera and Melbourne along Wickham Road, and it’s the older of the two. The Suntree Development Corporation finished its first phase in July 1974, and the community grew into a golf-course neighborhood around the Suntree Country Club. Like Viera, Suntree is unincorporated, so reroof permits come from Brevard County, and residential owners belong to the Suntree Master Homeowners Association. With homes going back to the mid-1970s, many Suntree roofs are due for a close look, and we handle them the same way we do in Viera.
On Viera’s north side is Rockledge, Brevard County’s oldest city, incorporated in 1887, and our roofers in Rockledge page covers its riverfront homes and permits. Close by, we also serve Palm Shores, Cocoa and Melbourne.
Does Viera have its own building department?
No. Permits come from Brevard County Planning and Development, which is located in Viera itself.
Do I need HOA approval before replacing my roof?
In most Viera neighborhoods, yes. Submit the application with the shingle or tile product and color, and wait for approval before work starts.
Can I switch from shingles to tile or metal?
Sometimes. It depends on your association’s guidelines, and a move to heavier tile may need the roof framing evaluated first.
